Every weak point on these roofs is at a change of direction: the hip ends, the short valley where the bay meets the main slope, and the lead saddle at the top of a hip. Hips were bedded in mortar over a hip iron, and when the mortar goes the tiles shuffle until the bottom one slides off with the iron. The bay valley is the other repeat offender, often zinc lined, which corrodes at the fold and shows as damp above the front bedroom window.

We rehang to a proper fall, replace fascia and soffit, and fit mesh where leaf load is heavy. Cast iron we would sooner rebracket, rejoint and paint.

Terraces off Station Road were built with tall stacks serving several flues, and plenty have been left alone since the fires came out. A redundant stack still gets rained on: the flaunching cracks, pots go loose, joints wash out and water draws down into the roof space. Either take it below the roof line and tile over, or keep it and do it properly with repointing, fresh flaunching, vented caps and new lead apron, steps and back gutter. Cement cracks because brick and lead move at different rates. What we will not do is cement over the flashings.
