The rosemary and interlocking clay tiles on a typical semi here have done ninety years. Clay is a good material and plenty of those tiles are still sound, but the nails are not, and neither is the bitumen felt underneath. Once that felt tears over the rafter tops, wind driven rain that gets past a tile lands on your ceiling rather than in the gutter. The signs are tiles slipping in twos after a gale, grit across the loft floor and daylight along the party wall. A strip, new battens, membrane and the sound tiles relaid starts the roof again.
