The interwar semi problem in Chadderton
Most of these semis were roofed in clay or early concrete interlocking tile on softwood battens over bitumen felt, and ninety years on all three are finished at once. The tiles have eroded and gone porous, so they hold water instead of shedding it and break at the nibs when anybody walks the roof. Not all of OL9 is semis. Toward Busk, Nimble Nook and the Oldham boundary there is Victorian terracing in brick and stone under slate, and around the older centre off Middleton Road, near the town hall and the former Art Deco baths, there is property with parapets and hidden gutters. Foxdenton Hall in Foxdenton Park is Grade II* listed, a reminder to specify carefully. Elsewhere it is flat roofs and rainwater goods, priced on the deck area, how much boarding has gone soft, the length of the fascia and gutter runs, and whether the eaves are worked off a tower or want a scaffold.
