Stone, slate and the variety of Wigan housing
WN1 and WN2 hold more kinds of roof than almost anywhere we work. The town centre streets around Wallgate and Standishgate carry older commercial property with parapets, hidden gutters and slate at odd pitches. Whelley and Scholes are terraced, much of it local stone with slate over. Full strip and recover: what we actually do
A reroof is not a covering swap. We scaffold, strip the old covering and battens, and get a proper look at rafters, purlins and wall plate ends, the parts nobody has seen in a century. We will not use cheap modern felt when a traditional Swinley villa roof needs a breathable high-performance membrane; we do the job to last. Anything rotten is replaced or sistered. Then breather membrane, treated batten to the right gauge, code four or five lead to abutments and chimney, new valley lead, dry ridge where suitable, and the covering relaid or renewed. What a mid terrace in tile comes to against a slated semi is a question of roof area, pitch, the number of stacks to flash, and the scaffold a Whelley or Scholes street will take, plus the waste off the old covering. Flat roofs, stacks and written reports
Flat roofing is the other big slice: extensions, garages, dormer tops and box gutters behind parapets. Failures come from a fall that was never right, an upstand too shallow to flash, or a deck that has quietly rotted, so we rebuild rather than patch. A garage deck and a big extension roof price differently on area, the state of the boarding and how many outlets and upstands the detailing carries. Stacks get repointed in a mix that suits the stone rather than a hard cement, priced on the height of the stack and how it is reached. A written survey with photographs and costed options is paid work, priced on the size of the property and the depth of report wanted. The report is yours to keep.
