
8 Signs You Need a New Roof
Most roofers will happily keep patching your roof until it falls apart. At some point that gets more expensive than just replacing it. Here are eight specific signs it is time for a new roof.

Nail sickness
If your roofer keeps coming back for slipped tiles in different parts of the roof, the nails are rusting through. Once it starts you cannot stop it without re fixing the whole roof. At that point a reroof is better value than annual repairs.
Sagging roof line
Stand back and look along the ridge from the side. If it dips, the rafters or purlins are giving up. That needs structural attention plus likely a reroof.

Failed mortar everywhere
Mortar between ridge tiles, on verges, around chimneys all failing at once means the whole roof is at the end of its mortar life. Repointing every joint separately costs more than rebedding on a reroof.
Felt falling apart
Check the loft. If you can see daylight through the felt or it is hanging in shreds, the roof is no longer waterproof at the secondary defence layer. New tiles will not fix that, you need a strip and reroof with new membrane.
