The interwar hipped roof and why they fail the same way
The standard house here is hipped on all four sides, a strong shape in wind but one that gives you four hip lines and two eaves runs to keep watertight. Most were covered in concrete interlocking tile and many have been recovered once already. Concrete does not rot, it erodes. The cement face weathers off, the aggregate is exposed, the tile turns porous and heavy, and moss takes the north facing slopes. The hips were bedded in sand and cement, which cracks, so hip tiles slide.
Dry fix ridge and hip work, the job most Wythenshawe houses need
The most common worthwhile job on the estate is stripping the old mortar bedded ridge and hips and replacing them with a mechanically fixed dry system: a ventilated ridge or hip roll, screwed batten, and every tile held by a clip and screw. Mortar cracks because it is rigid and the roof moves. A dry system flexes, ventilates the roof space and needs no repointing.
